Negotiated Price











We have had many successful projects and developed many long-term relationships with customers when negotiating their projects. This proven way to maintain a price that the owner and contractor are satisfied with contains a guaranteed maximum price (GMP). Included with this guaranteed maximum price, the owner of the building guarantees payment of all project costs and general conditions (project overhead) up to a guaranteed maximum amount. In addition, there is usually a savings split that is divided between owner and contractor when items come in under budget. This encourages the contractor to work with both the architect and owner to point out discrepancies and value engineer the solution until it is under the guaranteed maximum price. 


In addition to this control over cost, negotiating the project provides another benefit. Very often when an owner decides to place their project out for bid, these bids come in over budget. After this happens, the owner has to go back to the architect and go through redesigning efforts and get the project re-bid. These delays can be as long 30 to 90 days.
